A CP12 certificate — officially called a Landlord Gas Safety Record — is the legal document confirming that all gas appliances, fittings, and flues in a rental property have been checked by a Gas Safe registered engineer. How long is a CP12 valid for?
A CP12 is valid for 12 months from the date of the check. Landlords must arrange the next check before it expires. You can carry out the renewal up to two months early without losing the expiry date.
Who can issue a CP12?
Only a Gas Safe registered engineer can carry out a landlord gas safety check and issue a CP12. The engineer must hold the correct ACS qualifications for the appliances being tested.
What happens if an appliance fails?
The engineer must classify it as At Risk (AR) or Immediately Dangerous (ID), attach a warning notice to the appliance, and record the classification on the CP12. ID appliances must be disconnected immediately.
Do tenants need a copy of the CP12?
