A CP12 certificate — officially called a Landlord Gas Safety Record — is the legal document confirming that all gas appliances, fittings, and flues in a rental property have been checked by a Gas Safe registered engineer. Every landlord in the UK must have a valid CP12 for each rental property, renewed annually.
