Electrical Installation Condition Report (EICR)
An Electrical Installation Condition Report (EICR) — formerly known as a Periodic Inspection Report (PIR) — assesses the safety and condition of an existing electrical installation. It identifies any damage, deterioration, or non-compliance with current standards. Since April 2021, landlords in England must have an EICR carried out every 5 years for rental properties.
What it covers
- Visual inspection of the electrical installation
- Testing of every circuit (Zs, insulation resistance, RCD)
- Identification of defects with classification codes (C1, C2, C3, FI)
- Assessment of adequacy of earthing and bonding
- Overall condition assessment (Satisfactory / Unsatisfactory)
- Recommendations for remedial work
